Long-time Central Iowa home builder and developer seals the deal to build first-of-its-kind neighborhood in Central Iowa
After two years of negotiations, Denton Homes and Carmel Developments will officially acquire 30+ acres of land from Hyperion Field Club to develop Central Iowa’s first executive golf community.
As one of Johnston’s last wooded locations to build a custom home, Carmel Hyperion is soon to become Johnston’s next legacy neighborhood. This member-exclusive community is designed with privacy in mind and is fully encapsulated by nature. With new paths being constructed on the driving range, it is truly a golf cart ride away from all the amenities Hyperion Field Club has to offer.
Denton Homes and Carmel Developments is owned by husband and wife team, Scott and Stephanie Denton. The pair has been building luxury custom homes in Central Iowa for nearly 20 years and have already completed their first two developments, Carmel and Carmel Park.
“Both Scott and I could not be more excited to bring our unique touch with our home building and development business to Johnston with Carmel Hyperion. The land is exactly what we look for when deciding on where we’ll develop as it’s fully encapsulated by nature,” Stephanie Denton said. “It’s been a long couple of years navigating discussions with all parties involved, but we are thrilled to officially get the ball rolling.”
Carmel Hyperion will be located directly across the entrance of Hyperion Field Club, on the east side of their driving range at 7390 NW Beaver Drive, Johnston, IA 50131. There will be 27 total lots available and construction of a new road leading directly to the private cul-de-sac neighborhood.
Evan Summa, Hyperion’s General Manager, said the club is excited to be partnering with Scott and Stephanie Denton.
“For 30 years, Hyperion has owned 30 acres of unused timber ground adjacent to the driving range. Over the years, we have discussed the potential of developing this property with many developers, but suitable use for this site never materialized,” he said.
